OUR DESIGN PROCESS
1.
Site
Consultation
It is important to find out if your development site is feasible, our experienced team at Duplex Building Design offer a free site consultation. Here we gain a better understanding of what you are wanting to achieve, the requirements and budget you have and then offer you a detailed fees and services proposal along with due diligence checks to ensure your development is possible on the site.
2.
Concept
Design
At this stage we research all of the relevant codes, property searches and implement all the relevant town planning requirements. Your designer will work closely with you to ensure that your brief and budget is met in coming up with some concept sketches.
3.
Design Development
Here we further develop the concept plans, adapting the site layouts and floor plans to suit your requirements. Here we turn your project into a visual masterpiece creating the 3D model of the development. This stage enables changes and any further ideas you have.
4.
Development Application
Depending on the development type, we prepare the plans and documentation for either Development Application (DA) or Complying Development Certificate (CDC). At this stage we engage the relevant consultants and lodge the application on your behalf to take any stress out of the process.
5.
Construction Certificate
This stage commences once the DA plans have been approved and the plans are ready to be documented for the Construction Certificate (CC) and for the builders to construct the development from. At this stage we engage the Engineers to do the structural design and work closely with the builder in lodging the plans to the private certifier for construction approval.

We have decades of experience dealing with planning bodies in the Illawarra, South Coast, Sydney, Newcastle, and Central Coast and can assist you with Development Application lodgements and tracking with councils including Wollongong City, Eurobodalla Shire, Shellharbour City, Wingecarribee Shire, Kiama Shoalhaven, City of NewcastleSutherland Shire, Lake Macquarie Council, Muswellbrook Shire Council, Maitland Council, Cessnock Council, Central Coast Council, Midcoast Council, Bayside Council, Georges River Council, Randwick Council, Canterbury Bankstown Council, and Waverley Council.
